William Bone

William Bone founded Sunrise Company in 1963 and is the Founder and Chairman of the Board of Sunrise Company. He is a nationally recognized expert in resort residential, hotel and recreation development having developed 13 country club communities, built over 20 golf courses, constructed more than 16,000 homes, built two resort hotels and developed numerous office buildings, shopping centers apartments and commercial hotels. Mr. Bone is frequently sought as a speaker on how to successfully design, develop and market these types of real estate projects.

Born in Bakersfield, California, Mr. Bone received a B.A. in economics from Stanford University in 1963 and an M.B.A. with Distinction from The Harvard University Graduate School of Business Administration in 1965. In 2003, Mr. Bone received the “Legends” Award from the National Association of Home Builders. In 1992 he was inducted into the California Building Industry Association Hall of Fame and also received the College of the Desert’s Alumni Association Hall of Fame award for community leadership. In June 1991, Mr. Bone was honored by the Desert Area, Riverside County Chapter of the Building Industry Association for his extraordinary contribution to post-secondary educational opportunities for the Coachella Valley residents. In addition to being selected 1991 Citizen of the Year by the Boy Scouts, Mr. Bone was awarded the Palm Springs Life Magazine’s Builder of the Decade in 1988.

Randall Bone

As Chief Executive Officer of Sunrise Company, Randall Bone brings more than 30 years of hands on experience in the development of more than $2.5 billion dollars in U.S. and international real estate development projects including highly successful residential communities, commercial and multifamily development. Starting his career in construction, Mr. Bone has moved through the critical path of project management, finance and new project start ups, building extensive experience in each aspect of the project development cycle and providing hands-on, detail oriented leadership and an ongoing commitment to the “Evolution of Excellence” which is responsible for the success of Sunrise’s distinctive, award winning developments.

Mr. Bone is a former Trustee of the Urban Land Institute and a past member of ULI Board of Directors and Executive Committee. Mr. Bone is a past Chairman of the Recreational Development Council. Mr. Bone graduated Cum Laude from the University of California at Los Angeles with dual B.A. degrees in Economics and Philosophy, with departmental honors. Mr. Bone later received his M.B.A. with High Distinction as a Baker Scholar from The Harvard University Graduate School of Business Administration.

Phillip K. Smith, Jr.

Phillip K. Smith, Jr., is the President and Chief Operating Office of Sunrise Company. Mr. Smith is responsible for the Coachella Valley Division in the Palm Springs desert resort area of Southern California and currently leads the development of Toscana Country Club. He also serves as a member of the Company’s senior management team and provides direction on legal affairs, risk management, community development issues and other aspects of the business.

Before joining Sunrise Company in 1980, Mr. Smith was a partner in the Los Angeles law firm of Greenberg, Glusker, Fields, Claman & Machtinger where he specialized in the legal aspects of real estate development and was a member of the Management Committee.

Mr. Smith is a member of the Urban Land Institute and board member and president of the Desert Valleys Builders Association. He is a Trustee of the Family YMCA of the Desert, a Director of the Coachella Valley Economic Partnership, Indian Wells Town Hall and The Living Desert. He is a former board member of the Palm Valley School. Mr. Smith received a B.A. in International Relations from the University of California at Los Angeles and a J.D. from Stanford University School of Law.

Dirk Gosda

Dirk Gosda is the President of Sunrise Company’s Southwest/Mountain Region. In addition to being responsible for overall operations of his region, Mr. Gosda is also responsible for the acquisition of projects for Sunrise Company.

In his 23 years with Sunrise, Mr. Gosda has served as the President of the Las Vegas, Houston and Colorado Divisions of Sunrise Company and while President Mr. Gosda has lead the acquisitions team for Sunrise Company. Mr. Gosda also served as President of Brookfield Residential’s Texas operations from 2014 to 2019, launching Kissing Tree, a 3,000 home Active Adult Community and Easton Park, a 10,000 home master planned community in Austin. In addition, during his tenure at Brookfield he started Brookfield’s homebuilding operations and grew home sales to over 500 homes a year. During his career Mr. Gosda has developed over 8,000 acres, the design, construction and sale of over 6,000 homes, 2,500 apartments and construction and operation of eight golf courses.

Mr. Gosda has served in many civic, charitable and political capacities including Los Angeles County Parks and Recreation Commissioner, served on the Board of Trustees for the Castaic Union School District and a Board Member of HomeAid Austin. In addition, he has served on numerous community associations, including the Austonian Condominium Association in Austin, Texas. Gosda received a B.A. in Accounting from the University of Houston and was a Certified Public Accountant.

Julie Bloom

Julie Bloom is the Senior Vice President of Operations for Sunrise Company and responsible for responsible for supporting and guiding the company’s real estate, construction and country club activities. Her experience spans many different markets including primary home, luxury country club, resort and active adult. She was integral in the launch of Toscana Country Club and the successful relaunch of Andalusia Country Club after Sunrise aquired the community in 2018.

Mrs. Bloom is also a key member of the strategic acquisitions team for Sunrise Company and serves as a member of the Company’s senior management team and provides guidance on strategic vision, corporate communications, technology, market and consumer research, investor relations and data analytics. She previously served as the company’s Vice President of Marketing and Las Vegas Regional Marketing Manager.

Mrs. Bloom is a graduate of Northern Illinois University and Clemson University, where she received a Masters degree. She is a California licensed real estate agent.

Nancy Hayes

Nancy Hayes is Vice President and Controller of Sunrise Company. Ms. Hayes oversees the accounting and financial management of all residential development and construction activities including Toscana Country Club in Indian Wells, California, Dancing Bear in Aspen, Colorado, and Sunrise Luxury Living projects, both completed and under construction.

Before joining Sunrise Company in 1998, Ms. Hayes spent nine years with the Del Webb Corporation, most recently as the Controller for the Southern California conventional homebuilding division. Her experience also included corporate financial reporting to shareholders and the Securities and Exchange Commission, as well as public debt and equity offerings.

Ms. Hayes serves as the Major Gifts Co-Chair for the Family YMCA of the Desert and on the College of the Desert Accounting Advisory Committee. She is a graduate of Arizona State University, where she received a B.S. in Business Administration with an Accounting major. She is a licensed Certified Public Accountant.

Teddy Farrell

Teddy Farrell is a Project Manager at Sunrise Company and is responsible for analytics, modeling, due diligence, sourcing capital and structuring deals on the Sunrise acquisitions team. Mr. Farrell has been a key team member in more than $350 million in strategic acquisitions by Sunrise Company and its affiliates since 2007. Such acquisitions included large land development projects, Active Adult projects, distressed debt, apartment buildings, commercial centers and resort opportunities. He managed the acquisition, development and sellout of Dancing Bear Aspen and was integral in the acquisition and relaunch of Andalusia Country Club.

Mr. Farrell is a member of the ULI Recreational Development Council, and serves as an Executive Board Member of the Trashmasters International Charity and Executive Board Member of the Aspen Youth Center. Mr. Farrell graduated Cum Laude from the University of Vermont with a B.S. in Business Administration and Finance.

Luke Gosda

Prior to joining Sunrise Company, Luke served in various roles in the residential real estate sector, including multifamily construction as well as single family homebuilding and land development.

As a Senior Development Manager, Mr. Gosda brings focus, passion, and excellence to land development. Luke oversees three active Master Planned Communities in Central Texas approved for over 17,000 lots, homes, single-family, multi-family, and commercial uses. With each MPC currently in various stages of the community life-cycle, he manages the assets from land acquisition through permitting, construction, and sale to various end users and builder-partners, including Brookfield’s internal housing operation.

Starting his career in public accounting in Silicon Valley as a CPA, Mr. Gosda has developed the skills and expertise surrounding financial accounting through various industries and business models, ultimately landing on a passion in forging places and community. Through years of project management, Luke has developed an acute attention to detail and an analytical mindset to effectively bring vision to reality. His zeal to learn and his strategic acuity permeate his leadership style.
